Renter's Insurance

One of the first things to set up when you sign your lease — proof of coverage is due within 30 days of move-in.

Renter's insurance is required for all tenants, with a minimum coverage of $100,000. Your property manager's insurance covers the building structure — not your personal belongings or personal liability. Renter's insurance protects you.

Coverage is affordable — often $10–$20/month. A few options to consider:

Please provide proof of coverage to your property manager within 30 days of move-in and upon annual renewal.

Utilities & Internet

Electric and water service are in your name. Set up both before or on your move-in date.

Duke Energy — Electric Service

Electric service is in your name. Set up your account before or on your move-in date.

City of Durham — Water & Sewer

Water service is in your name. Contact the City of Durham to establish service.

Internet Providers by Property

Availability may vary. Verify service at your specific address before signing up.

Policies

Quiet Hours

We ask that all tenants be considerate of their neighbors at all times. Quiet hours are in effect:

  • Weeknights (Sun–Thu): 10:00 PM – 8:00 AM
  • Weekends (Fri–Sat): 11:00 PM – 9:00 AM

These hours align with the City of Durham noise ordinance. Music, television, and other noise should be kept at a level that does not disturb neighbors. We share walls — please be a good neighbor.

Pets

Pet policies are established at the time of lease signing. If you would like to add a pet during your lease term, please to discuss. Pet approval is subject to lease terms and an additional monthly fee of $35 per pet.

What to Expect from Maintenance

When you submit a maintenance request, here is what you can expect:

  • Response: We will acknowledge your request within 4 hours during waking hours (8:00 AM – 10:00 PM).
  • Resolution: Most issues are resolved within 72 hours. Complex issues requiring contractor scheduling may take longer — we will keep you informed.
  • Emergencies: For urgent issues affecting your safety or habitability, mark your request as Urgent.

We ask that you provide as much context as possible — including photos — when submitting requests. This helps us diagnose and resolve issues faster.
